The Villa is detached, is located in a very desirable area, has 3 bedrooms and 2 bathrooms, sleeps up to 7 people, and is less than 100 meters from the seafront - and the glorious white sand and blue waters of the Mediterranean. It has been very tastefully furnished, has stone flooring throughout, is spacious, and is fully air conditioned. It has a superb very large 1st floor veranda with sea views, a private swimming pool, 2 other terraces, and a lovely garden with exotic plants.

Notes on prices
To reserve accommodation, a non-refundable booking deposit of £125 per week is required. The remaining balance is due a minimum of 8 weeks before occupancy, together with the key & damage deposit (see below); if booking is made within 8 weeks of occupancy, then full payment together with the key & damage deposit will be required at that time.
A £45 cleaning and laundry charge will also apply in addition to the weekly tariff. Again, this is for the villa and NOT per person.

The rear garden is nicely landscaped, has its own private swimming pool, ample loungers both by the pool and on the upstairs veranda, an outside shower, barbecue, and is well lit for relaxing outside in the warm evenings.
The villa has 3 terraces, including a massive 7m x 7m upstairs terrace which faces towards the Mediterranean.
There is also plenty of patio furniture, enabling guests to eat and/or relax outside on any of the 3 terraces.
Coast/Beach
The Villa enjoys views of the Mediterranean sea, is only 100 meters front the sea, and is also within a leisurely 5 minutes walk of a superb white sandy beach with a picturesque chapel overlooking it.
Travel
Situated within an easy 35 minutes drive of Larnaca airport, this luxury 3 bedroom villa is ideally located in a tranquil area yet is within only a 3 minutes drive of an excellent choice of amenities.
Distances
Within a 3 minutes walk of the villa is a superb traditional Greek restaurant; this has built up a very good reputation locally, and in summer one can eat outside and listen to the sea whilst sampling the local delicacies.
Agia Thekla is ideally located, and is only a 3 minutes drive from the bordering Makronisos, which has a large selection of restaurants and bars.
Protaras and the old town of Ayia Napa are both approximately a 10 minutes drive of the Villa.

The listed prices are for groups of up to 6 people... should there be 7 people, a small supplement will be charged for the 7th person.
The villa is primarily geared for family type holidays; bookings are not accepted from groups under 30 years of age, nor from all male/all female groups.
