Villa Rianda is a newly built luxury detached 2 bedroom villa, located in a quiet location in Kapparis.

Experience Cyprus’ glorious sunshine beside the private pool and the gentle pace of Cyprus life.
Enjoy the warm waters of the local beach at Fireman’s Cove, which lies an easy 400m stroll away, and al fresco barbecues on the patio in the balmy evenings.

Local shops, bars and restaurants are likewise situated within easy reach such that a car is unnecessary for those who don’t wish to drive. Otherwise, the busy resort of Protaras is a 5 minute drive and the lively nightlife of Ayia Napa is only 15 minutes down the coast.

The interior of the villa is light and spacious and both bedrooms benefit from en-suite bath/shower facilities. There is plenty of space to accommodate 6 people both inside and on the patio outside.
The Villa is well appointed with fully integrated kitchen, satellite TV and DVD.

The master bedroom has a king-size bed and en suite bathroom with shower over. Sliding doors give access to a large balcony which catches the morning sun and gives views of the sea.
The second bedroom has 2 large single beds and en suite shower room.
Fitted cupboards provide plenty of storage in both rooms.
The open plan living area is light and airy with a contemporary feel. Two leather sofas provide relaxation space with a 32" satellite TV and DVD.

Sliding doors at the front lead onto a terrace and further patio doors give onto the pool and garden area.

The kitchen area is fitted with modern, fully integrated appliances and provided with all the necessary accessories including microwave, kettle and toaster.

All linen is provided. However, we ask you to provide your own beach towels for outside use.
Extra cleaning in the form of a mid-stay clean and linen change can be arranged for an additional charge if requested at the time of booking.
Air conditioning/heating is provided throughout but you are requested to use this sensibly.

The private area at the rear has a large plunge pool, a poolside shower and sun loungers to allow you to relax. Outside dining facilities cater for six and a gas barbecue allows you to prepare those delicious al fresco meals.

The villa is managed by a local company which can provide a number of services including hire of high chairs,
provision of a welcome pack, assistance with car hire and airport transfers. Please ask at the time of booking

As the pool is private and for the sole use of the villa, there is no lifeguard. It is the sole responsibility of guests to ensure that children are supervised in and around the pool at all times.

The Famagusta District

Famous for its warm climate; with 340 days of sunshine a year, Cyprus is an all year round destination for holiday makers. Famagusta was once the main port of Cyprus and a popular resort, but after the Turkish invasion in 1974 and partition of Cyprus, it has become something of a ghost town (visible from the first floor of Villa Rianda).

The Famagusta District now stretches along the Eastern coast of Cyprus from Ayia Napa to Kapparis and includes the district town of Paralimni (which has superseded Famagusta) as well as the resorts of Protaras, Kapparis, & Penara, and the nature conservation area around Cape Greko.

The administrative capital, Paralimni is just 2km away – a quaint juxtaposition of old and new and the main town square is a wonderful place to sit, in one of the modern cafés, to watch the bustle of the town around the old church. Paralimni also has a wide range of shops from Carrefour to Marks & Spencer.

The coast is blessed with a succession of sandy coves and deep blue waters and the area will satisfy almost all holidaymakers, as there is something for every taste from scenic coastal walks and traditional tavernas to watersports and the vibrant nightlife of Ayia Napa.

Kapparis area

Kapparis is a growing all-year-resort with a good selection of restaurants and bars for those nights that you don’t want to stay at the villa. Unlike nearby Penara and Protaras, many of these establishments do not conform to a season, giving Kapparis a much greater appeal for winter sun seekers.

The villa is ideally located for Kapparis’ restaurants and bars, which range from traditional tavernas to modern international cuisine. A local supermarket and bakery are also close at hand.

In addition to relaxing by your own pool or on the nearby beaches, there is a whole range of activities nearby; including the water park at Ayia Napa, catamaran cruises around the coast, scuba diving, snorkelling and walking or cycling along the beautiful coastal footpath, which passes close to the villa and will take you to the long white sandy beaches around Protaras, including the famous Fig Tree Bay.

A car will enable you to explore lovely Konnos Bay at Cape Greko, only a short 10 to 15 minute drive away whilst Ayia Napa with its famous Nissi Beach is only 15 minutes drive away.

Larnaca Airport is approximately 40 minutes drive from Kapparis and clear directions are provided to all guests

Conditions

A 20% non refundable deposit is payable at the time of booking with balance payable not less than 6 weeks prior to the booking start date. Full payment is required if booking is made within 6 weeks of start date.

A refundable breakage/damages deposit of £250 is required with all bookings and will be refunded after departure and following inspection
