Beautifully located villa with three bedrooms, just 2-3 mins walk to beautiful beaches, bars, restaurants and shops in village of Kapparis. Tastefully furnished and fully fitted with air-con in all rooms. In addition to the local facilities it is only about a 5min drive to the bustling resorts of Pernera and Protaras with a wide range of bars. Restaurants and other amenities and about 15min to Ayia Napa with its very lively night life. Ideal for a relaxing family holiday and for water sports, lovely coast walks and scope for cycling. Excellent for those who want some fun and vibrant night life. Slightly further afield discover a more traditional Cyprus, i.e. World Heritage sights and the Troodos mountains.

Notes on prices
Prices are for the property per week in UK pounds.
At the hottest times of year (July/August) electricity use may be monitored to ensure that air-conditioning is not left on while the villa is empty. Excessive ise my result in an additional charge at the owner's discretion. Discounts are available for long winter lets.
Changeover day
Changeover day is flexible, arrangements will be made with your personally regarding arrival and departure times from the Villa. However, flights tend to be Sundays and Wednesdays.

| Cleaning/towels/ linen/maid service: | The accommodation will be cleaned prior to arrival. A mid stay clean will be provided for guests booking two weeks or more. Linen and towels are provided. Please bring your own beach towels. |
Notes on accommodation
Furnished and equipped to high standard. Air-conditioning in all rooms. Smoking is not allowed inside the villa. The villa is ideal for family holidays. Children need to be supervised because of the pool which is used at your own risk. Diving is not allowed and care should be taken at all times. Travel insurance should be arranged by yourselves. The satellite tv system provides a variety of English speaking channels, including music, sport and news.

Accessibility
Access to the ground floor is easy for those with mobility problems as the front door has no steps. There is a downstairs shower room and wc, but this has not been specially adapted. All bedrooms are up a flight of stairs. There are no downstairs sleeping facilities.
Outside
There is a patio area with a private swimming pool (for sole use of guests). The patio area is illuminated by both pool and patio lighting. Garden furniture comprises of a large outdoor table and chairs. A barbecue for alfresco dining. 6 sun loungers. There is also off road parking to the side of the villa.
Coast/Beach
The nearest beach is a 3 minute walk away. There are a number of water sports available there. Such as boat hire, jet ski, and scuba diving. Walks or cycle rides along the coastal path are a great way of discovering a host of quiet sandy coves and secluded bays. Nearby Protaras boasting its own white sandy beaches, including Fig Tree Bay, is only a 10 min drive from the villa.
Travel
Direct flights to Cyprus are available from various UK airports. Cyprus has 2 international airports. Larnaca being the closest which takes about 45 mins by car to the villa. Pathos is about 2 hours drive. Car hire is not essential because the villa is within walking distance of local amenities. However, to enjoy Cyprus to the full we recommend that a car is hired.
Distances
Paralimni, the main shopping town, is just 2 kilometres from the villa and offers a traditional view of Cyprus with its historic squares and churches, bakeries, cafes and restaurants. Protaris, the main beach resport of Paralimni, is well known for its white sandy sun drenched beaches and is only a 10 minute drive from the villa. It is located in the lovely Fig Tree Bay and is blessed with crystal clear blue waters, endless secluded coves, numerous sandy beaches and picturesque windmills.
Further details
Supermarket, banks, restaurants/bars all local. Day trips and boat trips can be arranged locally. Cars, scooters and cycles are all available for hire locally. There is a harbour in Ayia Napa with some excellent fish restaurants. Restaurants within walking distance of the villa, serving good food and offering a varied cuisine, including Greek, English, Italian, Chinese and Meze.
Booking notes
25% is payable on booking and is non-refundable. The balance is due 6 weeks before your stay, together with a separate payment of £200 breakages deposit, refundable shortly after your stay.
