If you are thinking about a holiday in Paphos, our 2 bedroomed apartment, which sleeps 4, is in the Universal area of Kato (lower) Paphos, and it is on the first floor of a very small complex of just 12 apartments.
The complex has a 10 x 5 metres shared swimming pool.
Completed in late April 2006, the apartment is fitted out to a very
high standard to ensure that it is very much a home from home, to anyone who stays in it.
The apartment is only 15 - 20 minutes from Paphos Airport, just a 5 minute drive to the nearest sandy beach and the beach front bars, shops, cafés and restaurants, or about 10 - 15 minutes on foot, depending on how fit you are! The centre of Paphos Old Town is just as easy to reach.
The nearest mini-market, or Kiosk as they are called in Cyprus, is only about 5 minutes on foot. The same applies to the nearest taverna.

A lot of holiday makers book apartments because they want the flexibility that they can't get in an hotel, particularly if it is a family holiday. More than one room; lots of unpacking space; eat when you like etc. But you obviously want to know what you will be getting!

So that you can start to enjoy yourself as soon as you arrive, we have provided a very comprehensive information pack about Paphos, and Cyprus as a whole.
If you intend hiring a car, to help you get around, we have included "The Rough Guide to Cyprus" and the "Rough Guide Map of Cyprus". There is so much to see and do in Cyprus, that these are almost essential items!

Prices & Booking
Red Season £350.00 per week April to September
Blue Season £250.00 per week October to March
Prices are given in Sterling.
Subject to availability, longer term lets may be available during the Blue Season at a reduced rate.
These prices are for a maximum of four people and include all utility bills. However, for longer term Blue Season lets, of a month or longer, all utility bills will be the responsibility of the tenant.

Booking conditions
Rental Period
The rental period is based on the number of nights spent in the apartment. Access to the apartment on the day of arrival will be from 1400 hours, and the apartment must be vacated by 1200 hours on the day of departure. However, if the apartment is not booked immediately before, or after your stay, you may arrive before 1000 hours on your day of arrival, and leave after 1200 hours on your day of departure. There will be no additional charges for these minor changes, but they must be agreed with us in advance of your journey to Cyprus.
Reservations & Deposit
On receipt of a booking enquiry, your time will be reserved for one week to allow you to make your flight arrangements. Thereafter, a 25% deposit must be received, by the end of the following week, to guarantee your booking. The final payment will be due four weeks prior to arrival in Cyprus. Once the final payment has been received no reimbursement can be made for cancellation. Failure to make the final payment by the due date will nullify the booking. The deposit is non-refundable. However, if we are able to re-let the weeks you have booked, and subsequently cancelled, we will refund 60% of the total price you have paid.
Cleaning
A charge will be made for the laundry and cleaning at the end of your visit, and this is paid directly to our managing agent.
Booking Amendment
There will be no charge for changing your confirmed dates provided the apartment is available for your revised dates.
Liability
We cannot accept any liability for any injury sustained by you, your party or any other visitor to the apartment, or pool, or for any loss or damage to you or your party while staying at the apartment. All visitors should give serious consideration to taking out appropriate travel insurance, including cover for cancellations.
Force Majeur
We reserve the right to cancel a reservation if faced with Force Majeur. Force Majeur can be defined as "Unforeseeable events, beyond the control of participants in a contract, which may excuse either side from fulfilling its liabilities." This includes, but is not limited to war, acts of terrorism, civil strife, riots, industrial disputes, fire, flood, natural disasters, nuclear disasters, loss of any mains services eg water or electricity supply, or the threat of any of these. In such circumstances we will refund your full booking fee.
